Landlord gas safety certificate: the rules and the deadlines
Updated
A landlord must have every gas appliance and flue they provide checked at least every 12 months by a Gas Safe registered engineer, give each tenant a copy of the record within 28 days, and keep the record.
The duty
- Who it applies to
- Anyone who lets a property they own under a lease shorter than 7 years or under a licence (HSE landlord FAQs).
- How often
- Within 12 months of installation and then at intervals of not more than 12 months (regulation 36(3)(a)).
- Checking early
- A check done in the 2 months before the deadline is treated as done on the deadline, so the yearly date does not move (regulation 36A).
- Copy to tenants
- To each existing tenant within 28 days of the check, and to a new tenant before they move in (HSE landlord FAQs; GOV.UK).
- Keeping the record
- Until two further checks have been done, or 2 years from the last check of an appliance that is removed (regulation 36(3)(c)).
- If it is not done
- HSE says it will take action against landlords who do not meet their duties, which could result in a substantial fine and/or a custodial sentence (HSE landlord FAQs).
What it costs
The median published price is £64.99 across 31 UK providers (UK Gas Safety Certificate Price Index), a yearly cost for each let property.
