Landlord gas safety certificate cost: 31 published prices
Updated
A landlord gas safety certificate costs £64.99 at the median of the 31 prices UK providers publish on their own pages, with the middle half between £57.99 and £80 and the whole spread £35 to £116 (read 2026-10-28).
What moves the price
- How many appliances
- Firms that price by appliance charge more for each one after the first. Thermal Hydro lists one appliance at £35 (its price list), Synergy Gas lists a boiler and cooker at £90 (its job price) and Dulwich Plumber starts at £100 plus VAT for up to two appliances (its page).
- VAT
- 6 of the 31 published prices are before VAT, among them £70 plus VAT in Manchester and £94.50 ex VAT (every row in the price index). Ask whether a quote includes it.
- Where the property is
- The six London prices in the index run from £57.99 to £116 (the London rows).

A cost every year
A landlord must have each gas appliance and flue checked at intervals of not more than 12 months (regulation 36(3)(a) of the Gas Safety (Installation and Use) Regulations 1998), so the price is a yearly cost of letting, not a one-off. HSE notes that Gas Safe Register has no control over engineers' charges and advises getting quotes from three engineers (HSE landlord FAQs).
