CP12 certificate: what the landlord gas safety record must show
Updated
CP12 is the name 23 of the 31 providers whose prices we read use for the landlord gas safety record: the record regulation 36 of the Gas Safety (Installation and Use) Regulations 1998 requires after each check.
What the record must include
Regulation 36(3)(c) lists what the record of each check must contain (regulation 36, as in force):
- the date the appliance or flue was checked
- the address of the premises
- the name and address of the landlord, or the landlord's agent
- a description and the location of each appliance or flue checked
- any safety defect found
- any remedial action taken
- confirmation that the check met the requirements of regulation 36(9)
- the name and signature of the person who did the check
- the registration number of that person, or their employer, with the body HSE approves
Who can carry out the check
The check must be done by a member, or an employee of a member, of the class of persons HSE approves (regulation 36(4)): in practice a Gas Safe registered engineer (HSE landlord FAQs).
How long to keep it
Until there have been two further checks of that appliance or flue, or for 2 years from the last check if it is removed (regulation 36(3)(c)). HSE confirms the record may be kept electronically if it can be printed, is secure and identifies the engineer (HSE landlord FAQs).
